Property Standards & Curb Appeal Reminder
Eastern Shores is a community that takes visible pride in its appearance — and that pride starts at each individual property.
The ESPOA Board is issuing a friendly reminder that all homeowners are responsible for maintaining their properties in a manner consistent with community standards and City of North Miami Beach codes.
Specifically, we ask all homeowners to ensure that lawns and hedges are trimmed regularly, driveways are free of oil stains and debris, exterior paint is in good condition with no significant peeling or fading, trash and recycling bins are stored out of street view except on collection days, and boats, trailers, and recreational vehicles are stored according to city ordinance.
Overgrown vegetation is the most common compliance issue in the community. Beyond aesthetics, overgrown trees and hedges can obstruct sightlines at intersections — creating safety hazards — and can encroach on neighbor properties or city right-of-ways. If a tree or large shrub on your property is overdue for attention, please address it before the rainy season.
The City of North Miami Beach Code Compliance Division can be reached at 305-948-2964. Code violations can result in city-issued notices and fines. The board encourages homeowners to address any visible concerns proactively — it’s easier and less costly than responding to a formal notice.
